TADI prepared a traffic impact analysis (TIA) report to evaluate weekday AM, weekday PM, and Saturday midday peak hour traffic impacts at site driveways and other study intersections along Main Street related to the redevelopment of the former Shopko store site with additional commercial uses. The former Shopko store was renovated into a strip retail development totaling 87,250 square feet, and two new outbuildings (Taco John’s fast-food restaurant and 7 Brew coffee shop) were constructed in the parking lot. The TIA evaluated traffic impacts for an additional fast-food restaurant outbuilding on the south end of the site.
The redevelopment plan included a new cross-access connection for two of the fast-food restaurant outlots and the main east/west road leading into the site from S. Main Street. The TIA evaluated internal site circulation and traffic impacts for this cross-access to ensure that traffic backups from either restaurant did not create further backups onto S. Main Street.
The TIA also included a field queue study of southbound traffic queues from the S. Main Street/Paradise Drive signalized intersection, to document average and maximum queues that backed up to or through the main east/west road for the development site.
