CCF Bank Redevelopment TIA

TADI's Role: Prepared a TIA report to evaluate commercial redevelopment of the CCF Bank site.

TADI prepared a traffic impact analysis (TIA) report for the redevelopment of the 2.8-acre CCF Bank site in the northeast corner of the Gateway Drive/Prill Road intersection in Eau Claire, Wisconsin.  The property was subdivided into three lots, where the CCF Bank was relocated with a new, smaller building footprint on the easternmost lot with additional site access to Prill Road via a cross-access connection to an adjacent commercial property.  A Valvoline Instant Oil Change and Raising Cane’s Chicken Finger’s restaurant was constructed on the remaining western lots.

The peak hour traffic analysis compared existing conditions to the future build conditions that included additional traffic and access for redevelopment of the CCF Bank site plus additional traffic from a new Kwik Trip gas station constructed to the south on Gateway Drive.  Due to the commercial nature of the site, traffic operations were evaluated for the weekday AM and PM peak hours, as well as the Saturday midday peak hours.  TADI reported field-observed traffic queueing on study area roadways and recommended lane restriping and traffic control adjustments to mitigate issues.  TADI evaluated additional access alternatives for Gateway Drive, but these were rejected due to the spacing of adjacent intersections and crash history along the roadway.
